## Why the all-ages part matters

Plenty of buyers in this market are in their fifties, still working, or have family who will live with them at least part of the year. An age-qualified community can make that complicated. Sterling Grove does not, and that alone puts it on the short list for a specific type of buyer.

It also matters for resale. A community open to all ages draws from a wider buyer pool than an age-restricted one, which changes how I market a home here.

In a community still selling new homes, your resale competes with the builder. That is a real dynamic and it deserves a real strategy: incentives, lot availability, timeline and finish level all factor into how a buyer compares your home against a build.
