## Answer first

Sun City Festival is Del Webb's age-qualified community in Buckeye, with its own golf course and recreation center. It is the community I show buyers who want more home and more land than their budget buys in Surprise, and who do not mind being farther out.

## Key facts

| Item | Detail |
| --- | --- |
| City | Buckeye, Maricopa County, AZ |
| Builder | Del Webb |
| Community type | Age-qualified active adult |
| Amenities | Copper Canyon golf course and the Sage Recreation Center, with pools, fitness and clubs |
| Housing | Newer single-level plans, generally more square footage per dollar than communities closer in |

## The value case

Distance from central Phoenix buys square footage. In Sun City Festival, budgets that feel tight in Surprise often buy a larger plan, a bigger garage and a better lot. For buyers whose priority is the home itself, that math is hard to ignore.

The counterweight is drive time and service density. You are farther from the medical and retail concentration of the northwest valley, and that is a real cost to weigh, not a detail to gloss over.

## Amenities and daily life

The Sage Recreation Center anchors the community with pools, fitness space, activity rooms and a club roster, and the Copper Canyon course serves golfers inside the community. Because the community is newer, the amenities are newer too.

Fees, assessments, age-qualification wording and amenity access all change over time and are set by the association, not by me. Confirm the current numbers with the HOA and in the resale disclosure package before you make a decision.

## Selling out here

Marketing a Buckeye home means selling the community, not just the house, because many buyers have not driven this far west yet. Photography, video and clear writing about what the drive actually buys you do more work here than anywhere else I list.

That is exactly the kind of problem my marketing background is built for, and it does not cost you a percentage of your sale price to get it.

## Buying in Sun City Festival

- Drive your real weekly routine from the community before deciding, including a doctor visit and an airport run.
- Compare square footage and lot size against what the same budget buys in Surprise. The difference is often the deciding factor.
- Confirm current dues and what the recreation center and golf access include.
- Ask about the age of newer systems and what remains under warranty.

## Selling in Sun City Festival

- Sell the community first. Many of your buyers are discovering Buckeye during their search.
- Show the recreation center and the course, not only the house.
- Be precise on square footage and lot advantages, because that is what brings buyers this direction.
- The flat fee does not change because your home is in Buckeye.

## What we see in the field (Jim Brebner's professional opinion)

I have sat with plenty of buyers who ruled out Buckeye before they saw it and changed their minds in an afternoon. I also have clients for whom the drive was simply too much. Both are legitimate, and I would rather help you find that out honestly in one day of touring than sell you the wrong community.

## Frequently asked questions

### Is Sun City Festival age-restricted?

Yes, Sun City Festival is an age-qualified active-adult community built by Del Webb in Buckeye. The specific age and occupancy rules are in the governing documents, so verify the current wording with the association before you buy.

### Does Sun City Festival have golf?

Yes, the Copper Canyon golf course sits within the community, and the Sage Recreation Center anchors the other amenities. Current access rules and fees are set by the community and the course operator, so confirm them before you buy.

### Why is Sun City Festival less expensive than communities in Surprise?

Location. Buckeye sits farther west than Surprise, so the same budget typically buys more square footage and more lot. What you trade is drive time and proximity to the northwest valley's medical and retail density.

### Will my home be harder to sell out in Buckeye?

It requires better marketing rather than more marketing. Many buyers have not driven that far west yet, so the community itself has to be sold alongside the home. That is where my 30 years of marketing experience does real work, and it costs you a flat fee rather than a percentage.

Listing fee: $8,500 flat, full service, in Sun City Festival and every other community served.
