## The Verrado difference

Most active-adult communities are self-contained. Verrado is a town: a main street with shops and restaurants, tree-lined streets, schools, trails and a strong architectural code. Victory places an age-qualified neighborhood inside that, with its own club and golf.

For buyers who worry that a 55+ community will feel isolated from ordinary life, this is usually the answer. You can walk to dinner and still live in an age-qualified neighborhood.

## Setting and views

Verrado sits higher than most of the valley floor and pushes up against the White Tank Mountains. That gives you real views, cooler evenings than the flats and immediate trail access. It also puts you at the western edge of the metro area, which is a drive-time tradeoff worth measuring rather than assuming.

## Clubs, dues and district rules

Because Victory sits inside a larger master plan, there can be more than one layer of assessment and more than one set of rules. Ask specifically which apply to the home you are considering, and what the club structure requires.

Fees, assessments, age-qualification wording and amenity access all change over time and are set by the association, not by me. Confirm the current numbers with the HOA and in the resale disclosure package before you make a decision.

## Buying in Victory at Verrado

- Confirm you are looking at a Victory home rather than an all-ages Verrado home, if age qualification matters to you.
- Ask for every assessment layer that applies, not just the primary HOA figure.
- Time the drive to your doctors, the airport and family before you commit to the west edge of the valley.
- Walk the trails and the town center in the evening. That is when the community sells itself or does not.

- Market the town, the mountains and the age-qualified district together, because your buyer is choosing all three.
- Views and elevation deserve photography that proves them.
- Explain the assessment structure clearly in your marketing. Confusion here costs you buyers.

Verrado is the community I recommend touring at the end of the day. Drive the main street around six in the evening, watch how people use it, and you will know quickly whether this is the version of retirement you want. My job is to make sure you see it in its real light, not on a brochure.
