Frequently asked questions ### What does flat-fee listing representation actually mean? It means I charge one fixed fee to list and sell your home instead of a percentage of the sale price, and the service is full representation: valuation, preparation, MLS and portal marketing, showings, offer evaluation, negotiation and closing management. ### How is this different from a discount broker or a flat-fee MLS company? A flat-fee MLS company typically sells you entry into the MLS and stops there - you handle showings, offers, negotiation and escrow yourself. I do the entire job of a listing agent; the only thing that changes is how the fee is calculated. If any agent offers a low flat fee, ask them to list exactly what is and isn't included. ### What do I pay separately? Photography and video, which you pay to the photographer directly so the cost stays visible and you choose the quality level. Buyer-agent compensation, if you decide to offer it as part of a negotiation, is also a separate decision we make offer by offer. ### Do you only work in The Grand? No. The Grand in Surprise is my primary market, but I also work in Sun City West, Arizona Traditions and across Surprise, Peoria, Goodyear and Buckeye. ### Do you handle buyers as well as sellers? Yes. Flat fee is how I price listings; buyer representation is a separate conversation we have openly before touring anything. ### Why isn't there a property search on this site? Because a home-search feed is something you can already use anywhere.
