Newer, smaller and close to everything happening in north Surprise.
Heritage is the age-qualified neighborhood inside the Asante master plan, and it appeals to buyers who want newer construction without a resort-sized community.
Who chooses Heritage
Buyers who want a newer home. That is the honest short answer. If the idea of replacing a roof or an air conditioner in your first three years bothers you, a newer community removes that worry, and Heritage is one of the newer age-qualified options in Surprise.
It also suits buyers who want a smaller community. The amenity footprint is modest compared with The Grand or Sun City West, which some buyers see as a shortfall and others see as exactly right.
Trading amenities for newness
This is the real decision. In The Grand you get four golf courses, several amenity centers and a very deep club roster, in an older home. In Heritage you get a newer home and a smaller amenity set. Neither is objectively better and I will not pretend otherwise.
What I will do is put the two side by side in dollars, including likely maintenance over the next five years, so you can see the tradeoff instead of guessing at it.
Master-plan structure and fees
Because Heritage sits inside Asante, there can be more than one assessment layer and more than one set of rules. Ask which apply to your specific home.
Fees, assessments, age-qualification wording and amenity access all change over time and are set by the association, not by me. Confirm the current numbers with the HOA and in the resale disclosure package before you make a decision.
Buying in Heritage at Asante: what I tell clients
- Confirm the home is in the age-qualified Heritage neighborhood rather than an all-ages part of Asante.
- Ask for every assessment that applies to the home, including any master-plan level fee.
- Compare a newer home here against an updated older home in a larger community, with maintenance costs included.
- Check what is still under builder warranty if the home is recent.
Selling in Heritage at Asante: what matters most
- Newness is your headline. Lead with it, and document it.
- If you still compete with builder inventory nearby, your marketing must answer that comparison directly.
- Be clear about the amenity set instead of overselling it. The right buyer wants exactly what is there.
- The flat fee is the same here as in every other community I serve.

Why I show Heritage at Asante to the clients I do
Heritage is where I take buyers who tell me they are done with home projects. I live in The Grand and I will happily argue for it, but if what you actually want is a newer home and a quieter community, I would rather help you buy that than talk you into my own neighborhood.
