Full-service listing representation, priced as one flat fee

Here is the whole idea in three sentences. I do everything a traditional listing agent does - pricing, preparation, MLS and portal exposure, marketing, showings, negotiation and closing management. I charge one flat fee for it instead of a percentage of your sale price. Nothing about the service is reduced; only the pricing model changes.

Why pay a percentage at all?

For decades the standard listing fee sat near 3% of the sale price, set when exposing a home to buyers was genuinely hard and expensive. It isn't anymore. Meanwhile the fee scales with your home value: the same listing work costs you $10,500 on a $350,000 home and $18,000 on a $600,000 home. I never found a defensible reason for that, so I priced the work instead.

Professional photography and video

You pay the photographer directly, choosing the package that fits your home. I'll connect you with the photographer I trust and tell you where video or drone is genuinely worth it and where it isn't. Paying them directly keeps the cost visible and keeps you in control of the quality level.

Repeat open houses, if you want them

I host a grand opening open house to create early momentum with buyers, neighbors and local agents. I don't ask you to give up weekend after weekend after that, because today's buyers search online first and their agents schedule private showings. If continued open houses matter to you, we'll arrange them.

Buyer-agent compensation, if you choose to offer it

Buyers now typically arrange compensation with their own agent. Whether you contribute toward that as part of a negotiation is your decision, on each offer - and I'll walk you through the trade-off in plain numbers rather than treating it as automatic.

Flat fee is not a discount on the work. Your home still gets full pricing, preparation, MLS and portal marketing, negotiation and closing management.

Same work. Different math.

A percentage fee grows with your home's value even though the work does not. A flat fee is quoted before we list, so you can decide what your net looks like on day one instead of at the closing table.

Who this is a good fit for

  • Owners selling a home in the $350,000-and-up range, where a percentage fee costs real money
  • Sellers in The Grand, Sun City West, Arizona Traditions and the West Valley 55+ communities
  • People who want the process explained as it happens, not handled behind a curtain
  • Owners selling from out of state or coordinating with family - most of my process works remotely

Who it isn't for

  • Sellers who want an agent physically hosting open houses every weekend for months - that's a different service model
  • Owners of very low-priced homes, where a percentage fee may actually total less than a flat fee. I'll tell you if that's your situation.
  • Anyone looking only for cheap MLS entry with no representation - I don't sell that, and there are companies that do
  • Sellers who want a price promise up front rather than an honest valuation

Misconceptions I hear, answered directly

"A flat-fee agent won't fight for my price."

My fee is fixed, which means I have no financial reason to push you toward the fastest offer instead of the best one. I read the loan behind each offer - I spent nine years in lending across conventional, VA, FHA and reverse - and I tell you which buyer is most likely to close on time.

"Flat fee must mean less marketing."

I ran a marketing company for more than 30 years and built it to over $2.5 million in annual sales. Marketing is the part of this job I've done longest. Your home goes on the MLS and syndicates to the major portals, with a professional listing presentation, a grand opening open house and social promotion.

"Agents at a flat fee must be new or part-time."

Fair question to ask anyone. I'm a licensed REALTOR® with Realty ONE Group, Arizona license #SA718354000, and my background is 30+ years in business and eight in lending. Flat fee is a pricing decision, not a career stage.

A flat-fee listing agent charges one fixed amount to list and sell your home instead of a percentage of the sale price. In my case it is full representation - valuation, preparation, MLS and portal syndication, marketing, showings, offer evaluation, negotiation and closing management - priced as a flat fee rather than as a percentage of your home's value.
+Is a flat-fee listing agent worth it?
It is worth it when the fee buys the same work a percentage listing buys, which is the standard I hold myself to. The savings are real on higher-priced homes: on a $500,000 sale, a 3% listing fee is $15,000, and a flat fee is a fraction of that for the same service. It is not worth it if the flat fee only buys MLS entry and you are left to run the sale yourself - that is a different product, and not what I offer.
+Does a flat-fee agent still negotiate hard for me?
Yes. My fee does not change with your sale price, which means nothing about my pay is riding on talking you into a quick, low offer. I spent 30 years selling for companies and nine years in lending reading loan files, and I use both in every negotiation.
+Is flat fee still a good idea in a strong seller's market?
In a strong seller's market a percentage fee costs you more, not less, because the fee rises with the price. The work of pricing, positioning and negotiating multiple offers is the same. A fast sale at a percentage fee is the most expensive version of an easy transaction.
