How are home appraisals changing in 2026 for buyers and sellers?
Starting November 2, 2026, a new mandatory appraisal standard called UAD 3.6 means appraisals will collect far more detailed information about a home than they have in the past. For sellers, documenting improvements matters more than ever. For buyers, it means a more complete, accurate picture of the property being financed.

What do I need to know about negotiating a sale in The Grand?
Three things: your buyer is comparing you to other homes inside the community, the HOA resale package and its fees are part of the deal, and the financing behind the offer matters as much as the number on it.

What's life actually like in The Grand?

Does it matter what kind of loan my buyer is using?
Yes & No - adding a loan to a transaction adds a layer of complexity and evaluation needed. Any loan can be viable but can carry different levels of risk depending on the loan type, amount of down payment, and the quality of the lender. I'll usually call the lender if I'm representing the seller.

What kind of home loan actually makes sense if I'm buying in The Grand?
For most buyers in The Grand it comes down to a conventional loan, a VA loan if you're eligible, FHA if credit or down payment is tight, or a reverse purchase loan if you're 62+ and want no monthly principal-and-interest payment.
