Trilogy at Vistancia

Design-forward architecture and a genuine social hub.

Trilogy at Vistancia is built around the Kiva Club, and the architecture is noticeably more contemporary than most West Valley active-adult stock.

The design difference

Most active-adult housing in the West Valley reads traditional. Trilogy reads contemporary: cleaner lines, more glass, more indoor to outdoor flow, more varied elevations. If that is what you want, very little else in the West Valley scratches the same itch.

That design identity is also a marketing asset when it comes time to sell. A Trilogy home should not be photographed like a standard resale, because the buyer who pays for it is buying the design as much as the square footage.

The Kiva Club and daily life

The Kiva Club is the social center of the community, and it is genuinely used. Fitness, pools, classes, dining and events run out of it, which means the community feels less spread out socially than its footprint suggests.

Golf is available within the community, and the surrounding Vistancia master plan adds trails and open space that residents use daily.

Fees, assessments, age-qualification wording and amenity access all change over time and are set by the association, not by me. Confirm the current numbers with the HOA and in the resale disclosure package before you make a decision.

Peoria location tradeoffs

Trilogy sits farther north than most of the communities I work in, which buys you views, newer infrastructure and quiet. The tradeoff is drive time to some services and to the parts of Surprise and Peoria where medical and shopping density is highest.

That tradeoff is worth being honest about before you buy, and it is a question I would rather answer plainly than sell around.

Buying in Trilogy at Vistancia: what I tell clients

  • Drive the commute to your doctor, your grocery store and the airport before you decide on location.
  • Confirm which section of Vistancia the home sits in and which rules apply to it.
  • Ask about club dues, what they include, and what a guest or family member can access.
  • Contemporary finishes date differently than traditional ones. Look at what has been updated and what has not.

Selling in Trilogy at Vistancia: what matters most

  • Market the design. Photography and copy should treat the architecture as the product.
  • Your buyer is often relocating from out of state and shopping the design category, not just the zip code.
  • Show the Kiva Club in the marketing, because for many buyers it is the reason they choose Trilogy.
  • One flat fee, and my full marketing program, regardless of your price point.

Why I show Trilogy at Vistancia to the clients I do

When a client tells me the standard West Valley floor plan leaves them cold, Trilogy is my first stop. I would rather drive you to Peoria and have you love it than sell you something closer that you tolerate.
