Selling in The Grand? My rule is simple: spend money to remove buyer objections and make the home feel well cared for, and don't spend money trying to create somebody else's dream house. Answer a few questions and I'll show you where your money is best spent.

In The Grand, buyers can often compare several similar Del Webb models at once, so condition becomes an obvious differentiator. My job is to help you tell the difference between money that improves marketability and money you're unlikely to get back.

Why the competition answers the question

The Grand has roughly 9,800 homes and many repeat floor plans, so buyers make fairly direct comparisons among similar models. If your home is an original-condition Madera and three nicely updated Maderas are competing with it, we can estimate the likely price difference and decide whether a particular improvement makes financial sense, rather than relying on generic remodeling advice.

Timing: we get the best results with a week and a half or more between our first walk-through and listing photos.

Seller preparation questions

+What should I spend money on before selling my home in The Grand?
Spend money to remove buyer objections and make the home feel well cared for: repairs and deferred maintenance, professional cleaning and window washing, curb appeal, neutral paint where it's needed, worn carpet, and replacing obviously dated fixtures.
+Should I remodel my kitchen before selling in The Grand?
Usually not. In my experience a $40,000 to $70,000 kitchen remodel right before listing rarely comes back dollar-for-dollar. Targeted cleaning, repairs and small updates are usually the better choice, and pricing accounts for the rest.
+Do I need to replace an older HVAC system before listing?
If it works properly, generally no. I'd rather disclose its age and price the home accordingly than have you spend $10,000 or more replacing it for the next owner. The same applies to a functioning water heater.
+How much time do I need to prepare my home before photos?
We get the best results with a week and a half or more between our first walk-through and photography. That leaves time for repairs, cleaning and landscaping without rushing.
