Surprise, Sun City West, Peoria, Goodyear, Buckeye

One valley, several very different markets.

Sun City West, Arizona Traditions and the newer Surprise subdivisions each price and sell differently. Here is what separates them.

Why the community matters more than the city

In the West Valley, two homes a mile apart can behave like they're in different markets - because one is inside an age-qualified community with amenities and assessments and the other isn't. Age qualification, HOA structure, what the association maintains, and what buyers get for their monthly dues drive both pricing and the buyer pool. So I work community by community rather than by city line.

Sun City West

One of the original Arizona active-adult communities, age-qualified, with its own recreation districts and rec-card structure. Buyers here are often comparing directly against The Grand, and the differences - housing age, assessment structure, amenity style - are the whole conversation.

Arizona Traditions

A smaller age-qualified community in Surprise. Because the community is compact, the pool of directly comparable homes at any moment is small, which makes pricing judgment matter more than a formula.

Surprise (all-ages neighborhoods)

Beyond the age-qualified communities, Surprise covers a wide range of housing stock and price points. Useful for family members buying nearby and for sellers moving within the city.

Peoria, Goodyear and Buckeye

Newer construction and a broader mix of resale inventory, with buyers frequently weighing new build incentives against existing homes. I represent both sellers and buyers here.

West Valley: common questions

+Do you only list homes in The Grand?
No. The Grand is my primary market, but I also represent sellers and buyers in Sun City West, Arizona Traditions, and throughout Surprise, Peoria, Goodyear and Buckeye.
+Which West Valley communities are age-restricted?
Sun City West, Arizona Traditions and The Grand are age-qualified active-adult communities, each with its own governing documents. Surprise, Peoria, Goodyear and Buckeye also contain many all-ages neighborhoods, so age restriction is a community-level question, not a city-level one.
+Does the flat fee change by city?
No. The flat fee is the same regardless of which West Valley community your home is in.
